A renamed farm settlement now growing fast
The area now called Avon cycled through the names Hampton, White Lick, Smootsdell, and New Philadelphia while it remained primarily agricultural, and didn't incorporate as a town until 1995 — meaning most Avon housing is recent construction on the same clay-heavy Hendricks County soil found across the wider Carmel area.
Older farm properties and decades of moisture exposure
The oldest agricultural-era properties near Avon's original Washington Township settlement pattern, including land tied to the area's post-Civil-War soybean-farming history, have had far longer exposure to seasonal humidity than the fast-growing subdivisions around them, and often need a more thorough crawlspace assessment as a result.
